Six systems, and usually only one has failed
Knowing which part has stopped working is the difference between a two-hour repair and a five-figure quote.
A window is not a single object. It is a frame fixed into the wall, one or more sashes holding the glass, a glazing system holding that glass into the sash, a mechanism that makes the sash move and stay put, a lock that pulls everything tight, and a weatherseal that closes the gap when it is shut. Six systems, and any one can fail while the other five are perfectly sound.
That distinction matters enormously in Florida. A replacement window here is not just a window — in much of the state it has to meet wind-borne debris requirements, which means impact-rated glass, engineered frames, product approval documentation and often a permit. Replacing all six systems to fix a fault in one is an expensive way to solve a small problem.
Florida housing is dominated by aluminium and vinyl single-hung and horizontal slider windows, with casements and awnings common in older coastal construction and jalousies still in place in plenty of mid-century homes. Every one of those mechanisms is serviceable, and parts exist for far more of them than homeowners are usually told.
Jalousie windows are still everywhere in older Florida homes and are widely written off as unrepairable. The clips, cranks and operators are still obtainable, and the windows themselves are usually sound.
Replacement windows are the most oversold product in this state
Whole-home replacement quotes get written because that is where the margin sits, not because fourteen windows failed at once. In reality a balance loses tension, a roller flattens, a gear strips or a seal hardens — one component at a time.
Florida makes the pitch easier for two reasons. The insurance conversation around impact windows gives every sales call a hook, and a window that will not seal in August feels catastrophic when the air conditioning is running constantly.
Both are worth taking seriously on their own terms. But neither is a reason to replace a window whose only fault is a twelve-dollar part, and we will show you the difference between the two numbers.

UV destroys everything polymer
Florida sun is hard on plastic. Balance shoes, tilt latches, crank housings, weatherstrip and glazing beads all go brittle years before their rated life and then snap rather than wear. It is the single most common reason window hardware fails here.
Salt air corrodes the metal
Across most of the peninsula, salt-laden air attacks balance springs, operator gears, fasteners and lock mechanisms. Hardware that would last two decades inland can seize within a few years near the coast.
Humidity and condensation confusion
In Florida, condensation frequently appears on the outside of the glass on a humid morning, which alarms people. That is warm damp air meeting a cool pane and is a sign the glass is working. Moisture trapped between the panes is the one that means a failed seal.

My window will not stay up.
The sash balance has failed. Replacing balances is one of the most routine jobs we do and it does not require a new window.
There is condensation on the outside of my windows in the morning.
That is humid Florida air meeting cooler glass, and it means your glass is doing its job. It is the reverse of what people expect. Moisture trapped between the panes is the problem one.
My jalousie windows are stuck. Can they be fixed?
Usually yes. Jalousie clips, cranks and operators are still available, and the windows themselves are generally sound. They are written off far more often than they need to be.
Should I replace my windows for the insurance discount?
That is a genuine consideration in Florida and worth pricing separately. But it is a different decision from fixing a broken balance, and it should not be bundled into one quote as though they are the same thing.
