A wall that opens, holding back a Florida summer
These are the largest moving assemblies in a house, and in this state they are asked to do more than almost anywhere.
Florida builds for indoor-outdoor living harder than any other state. Pocket sliders that disappear into the wall, four-panel stacking systems onto a lanai, corner units that open two walls at once. The result is openings ten, twelve, sixteen feet wide, made of panels that individually weigh as much as a person.
Every one of those panels rides on rollers, meets its neighbour at an interlock, and sits on a sill with weep channels underneath. When the assembly is right, a sixteen-foot door glides with one hand. When one panel drops a few millimetres, the interlocks stop seating, the door drags, air-conditioned air pours out through the closing edge and rain gets pushed in through it.
That is why these doors have to be diagnosed as a system. Fitting new rollers to one panel of a four-panel door, without checking the others, the interlocks, the panel heights and the drainage, produces a door that is dragging again by next summer.
Condo and high-rise doors are their own category. They see far higher wind loads, association rules usually govern what can be changed, and repair is frequently the only option that does not require board approval.
A wide patio door fails as a system, not as a part
When a large patio door goes wrong it rarely shows up as one fault. A panel drops, so it drags; dragging wears the track; a worn track throws the interlock out of line; the interlock no longer seats, so the door leaks conditioned air and will not lock properly. By the time anyone calls, there are several things to put right.
In Florida the energy cost of that is immediate. A sixteen-foot opening that no longer seals is air conditioning going straight outside, every hour of every day, for eight months of the year.
The drainage side matters just as much. A patio sill is designed to shed a downpour back outside, and when those channels silt up, a Florida afternoon storm has nowhere to send the water except across your floor.
On a sixteen-foot opening, a few millimetres of drop is the difference between one finger and two hands.

In most of the country a patio door rests for the winter. In Florida it is opened dozens of times a day in every season. The cycle counts these doors see are far beyond what the hardware was designed around, and rollers wear accordingly.
Wind-driven rain and blocked weeps
Afternoon storms and tropical systems drive rain horizontally at exactly the assembly least able to shed it. Once interlock gaskets harden under UV and the sill drainage silts up, that water comes inward instead of draining back out.
Salt and humidity on the hardware
Coastal air corrodes rollers, fasteners and lock mechanisms across most of the state, and year-round humidity keeps everything damp enough to accelerate it. Standard hardware simply does not last here.

Patio door questions
My four-panel door only drags at one end. Why?
A panel has dropped or the track is worn along part of its run. On multi-panel doors the fault is often in a different panel to the one that feels wrong, which is why the whole assembly needs checking.
Cold air escapes and my power bill has climbed.
That is usually the interlock and its gaskets. They harden under Florida UV, and once the panels are slightly out of line the gap is enough to matter on an opening that size.
Water comes in during heavy rain.
Almost always blocked weep channels rather than a failed door. The sill is designed to drain water back outside, and when it cannot, a downpour pushes it inward.
I live in a condo. Can you work on my balcony slider?
Yes. High-rise doors see higher wind loads and associations usually govern replacements, which is one of the reasons repair is so often the sensible route.
Can you repair a pocket door without opening the wall?
In most cases, yes. Pocket systems are designed to allow the panel to be removed from the opening, and we only go further if the internal carriage itself has failed.
