What is actually sitting in your window frame
Florida has more glass categories than most states, and which one you have changes the whole job.
The simplest case is a single sheet of annealed glass, still common in older Florida construction. It cracks, it comes out, new glass goes in, and the frame carries on.
Most newer windows hold an insulated glass unit — two panes bonded around a spacer with a sealed cavity between. That unit is a manufactured item in its own right and is replaceable inside your existing frame. When people say a window has fogged, this is what happened: the perimeter seal failed and moisture entered the cavity. The glass cannot be cleaned and it will not clear, but nothing about the frame is wrong.
Then there are the Florida-specific categories. Tempered glass is required in and beside doors, in bathrooms, at low sill heights and in large panes. Laminated impact glass is required in wind-borne debris regions, and in the high-velocity hurricane zone covering Miami-Dade and Broward the requirements are stricter still, with product approvals attached to specific assemblies. Replacement glass in a protected opening has to match that specification, not merely fit the hole.
If your opening is in a wind-borne debris region and was originally protected, the replacement glass needs to carry the same approval. We will tell you plainly which category your opening falls into rather than quietly fitting standard glass.
The glass is replaceable. The window does not have to be
This is the most useful thing to know before anyone quotes you. Glass sits in a frame designed to let it be removed and renewed. When a pane breaks or a sealed unit fails, the glass comes out and new glass goes in. The frame, the trim, the hardware and the wall stay.
Replacement window companies rarely lead with that, because the glass job is worth a fraction of the window job — and in Florida, where a compliant impact-rated replacement carries engineering, approvals and often permitting, that gap is larger than almost anywhere.
The honest exception is a frame that has itself corroded or failed structurally. That does happen on exposed coastal elevations, and when it does we will say so plainly rather than glaze a frame that cannot hold glass.
Fogging between the panes means the sealed unit failed. The window did not.

Constant solar load on the seal
An insulated unit relies on a perimeter seal holding two panes and a gas fill together. Florida's year-round heat and intense sun work that seal continuously, which is why fogging usually shows up on the south and west elevations of a house first.
Storm and wind-borne debris
Hurricane season puts debris through glass across the state every year. Panes that hold can still have taken a hit that breaks the seal, which then shows up as fogging weeks or months later.
Sprinkler overspray etching
Florida irrigation runs hard and the water is mineral-heavy. Overspray dries onto glass in full sun and bonds. Caught early it can be restored; left for a few seasons it etches the surface permanently and the pane has to be replaced.

Glass questions
Can you replace just the glass and not the whole window?
Yes, and that is most of what we do. The glass comes out of your existing frame and new glass goes in.
Will a foggy window clear up on its own?
No. The seal has failed and moisture is inside the unit. It may look better on some days than others, but the insulating value is permanently gone.
Is window defogging a real fix?
It can improve appearance by drilling and venting the unit, but it does not restore the seal or the gas fill. We replace the unit instead, because that is the repair that holds.
Do I need impact glass in the replacement?
If your opening is in a wind-borne debris region and was protected originally, yes, and the replacement should carry the appropriate approval. We will tell you which category you are in.
My windows have white spots that will not wash off.
That is almost certainly sprinkler overspray that has baked on and started to etch the glass. Caught early it can often be restored; left for years it needs replacing, so it is worth looking at sooner.
